This move represents a strategic realignment for Pfizer, a company that previously held a substantial stake in Seagen before its acquisition by Pfizer in 2023. Seagen invested approximately $350 million in the facility’s initial construction, designed to serve as a hub for drug manufacturing, quality control, warehousing, and distribution. The facility’s location, situated approximately 25 miles north of Seattle along the I-5 corridor, marks Breakthrough Properties’ first significant investment within the Puget Sound region, a burgeoning area of pharmaceutical manufacturing. According to a statement released by Breakthrough Properties, the company’s acquisition was driven by Pfizer’s ongoing evaluation of its manufacturing network and a strategic decision to wind down the facility’s construction. The deal, finalized through a joint venture between Tishman Speyer and Bellco Capital, has been hailed as a reflection of increased investment in U.S. manufacturing capacity by major drugmakers, with reports indicating over $600 billion in recent commitments to expand domestic production and strengthen supply chains nationally.
