The Ghana Real Estate Developers Association (GREDA) has reaffirmed its persistent call for the government to eliminate the 20% Value Added Tax (VAT) levied on housing construction. This longstanding request underscores a critical challenge facing the sector – the escalating financial burden placed upon real estate developers and prospective homeowners, particularly amidst high costs of land, building materials, and financing.

As outlined by GREDA, the current VAT represents a significant hurdle to the industry’s continued viability. The Association’s President, Dr. James Orleans-Lindsey, voiced serious concerns, stating that increased taxation could significantly impede growth and hinder efforts to expand affordable housing options. “We don’t have to sit down for our industry to be overtaxed for us to go under,” Dr. Orleans-Lindsey emphasized, stressing the potential for significant disruption to the sector’s financial stability.

GREDA has consistently engaged with the government and relevant stakeholders regarding this issue, repeatedly highlighting the potential negative impacts of additional taxes on the industry’s ability to thrive. The Association’s ongoing discussions with the sector Ministry are aimed at ensuring these concerns are effectively communicated to the government for consideration.

This advocacy stems from a deep-seated understanding that the current VAT structure actively contributes to the difficulty of maintaining a competitive and sustainable real estate development landscape. The Association’s perspective is rooted in a recognition that a reduction in this tax would alleviate the financial pressures currently faced by developers, thereby facilitating greater accessibility to housing for Ghanaian citizens.

The GREDA’s request isn’t simply a matter of advocating for reduced tax rates; it’s a strategic imperative designed to address a fundamental obstacle to the industry’s progress. The Association anticipates that removing the VAT would represent a tangible step towards fostering a more stable and prosperous real estate sector, ultimately contributing to a more affordable and inclusive housing market in Ghana.
