Republic Bank’s Mortgage Manager, Frank Oppong Yeboah, has issued a crucial advisory to prospective homeowners, urging them to adopt a more sustainable and manageable approach to homeownership – one that prioritizes incremental development rather than embarking on large, initial investments. The recommendation aligns with a broader trend within the financial sector, emphasizing the importance of financial capacity over sheer scale in achieving homeownership goals, according to Yeboah.

Speaking at the launch of the Republic Bank JoyNews Habitat Fair on August 11, Mr. Yeboah emphasized that incremental housing development offers a significantly more practical and less stressful pathway to homeownership. He clarified that individuals should begin with a smaller, achievable project – initially focusing on a single-bedroom residence – and then strategically expand as their incomes rise. The core principle is to build incrementally, allowing for subsequent additions as income increases.

“You don’t just jump into a four-bedroom, two-storey house,” Yeboah stated, “You can start with one bedroom, living, and dining, and then, as your income grows, you can add on more rooms – a second, third, and fourth bedroom, or even more – to suit your evolving needs.” He explained that this incremental approach is designed to mitigate the potential for financial strain and stress associated with large, initial investments.

Mr. Yeboah further elaborated that the strategy is rooted in the understanding that many individuals aspire to live in luxurious homes, but may not immediately be able to afford them. He illustrated this with an analogy: ‘You all want to live in Cantonments. You all want to be living in a five-bedroom house. You have one room as your study, and when you are tired of living in your room, you go to another room and rest. You cannot afford it,’ he explained. This reflects a fundamental principle of prudent financial planning, emphasizing prioritizing immediate needs and manageable expenses.

He stressed that the incremental approach is about building responsibly, ensuring that the home meets the homeowner’s current needs and allows for future expansion as their income increases. ‘So you cut your coat according to your size,’ he continued, ‘You get something for yourself and your family, and that’s where you begin.’

The advisory underscores a shift in perspective within the financial industry, recognizing that sustainable homeownership isn’t always about overwhelming investment. It’s about building a foundation of financial stability and allowing for gradual growth and expansion as opportunities arise, aligning with a broader understanding of responsible financial planning. Republic Bank’s stance reflects a commitment to empowering individuals to achieve their housing goals in a realistic and achievable manner.

This approach is particularly relevant in the context of rising interest rates and increasing property values, suggesting a move towards more adaptable and manageable homeownership strategies.
