The Rent Control Department in the Ahafo Region is voicing increasing alarm over a concerning trend: widespread non-compliance with rent control regulations by landlords across the area, raising significant questions about the effectiveness of the department’s oversight.
Speaking to Adom News at Hwidiem during a general assembly meeting of the Asutifi South District, Principal Manager Ishmael Essien expressed the department’s apprehension, stating that the situation is actively hindering the monitoring and enforcement of existing rent laws. He emphasized that the department currently lacks accurate records of the total number of registered landlords and tenants within the region, a critical element for effective oversight.
Mr. Essien attributed this challenge to a persistent failure of landlords to register with the Rent Control Department over the past several years. He explained that this lack of comprehensive registration data presents a significant obstacle to the department’s ability to monitor landlord activity and ensure compliance with the legal framework.
“The absence of these records makes it incredibly difficult for us to effectively track the number of properties and the individuals residing within the region,” Mr. Essien stated. “We’re struggling to build a robust database that can accurately identify and address potential violations.”
As part of a broader strategy to improve enforcement, the Rent Control Department is actively implementing measures to enhance monitoring. Mr. Essien stressed that these efforts include a renewed focus on identifying and addressing instances of non-compliance. He urged landlords who have not yet registered to visit the nearest Rent Control office and obtain the necessary documentation. “We are taking a proactive approach to ensure that all landlords are operating within the bounds of the law,” he asserted.

Hostel owners are challenging the legality of the Rent Control campaign, particularly concerning the high fees charged, arguing that the campaign is encroaching upon their established business practices.
“We believe the Rent Control regulations are unfair and potentially detrimental to the hospitality industry,” stated one hostel owner, adding, “We are seeking clarification on the rationale behind these regulations and the impact on our business model.”
